Short-term rental turnover cleaning in NYC: a host's preparation guide

Plan cleaning between lawful guest stays with clear room boundaries, host responsibilities, linen arrangements and a realistic completion check.

Check the hosting arrangement before planning turnover

For ordinary residential short-term hosting in NYC, OSE says the host must stay in the same unit as the guests and may host no more than two paying guests at a time. Registration and other requirements also apply; OSE describes exceptions for qualifying Class B accommodation and stays of 30 consecutive days or more. This guide addresses cleaning logistics for lawful stays, not eligibility to operate a rental. Check the current official guidance for your property and arrangement.

Define guest areas and host areas

In a hosted stay, the property may still be the host's occupied home when the guest leaves. List the guest sleeping area, bathroom and shared spaces that need cleaning, while identifying belongings that must remain untouched. Do not treat turnover as an instruction to empty the entire apartment. The host should confirm the guest has departed and provide authorized access. Cleaning arrangements must not be used to create access restrictions inconsistent with applicable hosting rules.

Use a practical turnover list

Describe accessible surfaces, floors, bathrooms and any agreed kitchen work. Specify whether the visit includes changing linens, washing laundry, handling dishes or checking consumables. Those tasks require explicit agreement and should not be inferred from the word turnover. Note any unusual condition before the appointment is accepted. Cleaning is separate from repairing damage, treating a specialist problem or deciding whether a guest should be charged.

Keep host decisions with the host

Identify who handles belongings left behind, decides whether food may be discarded and communicates with the next guest. The cleaner should not interpret booking-platform rules or make claims on your behalf. If photos are requested, agree what may be photographed and keep private documents, guest information and access credentials out of them. Inventory checks and completion reports should be defined as accepted tasks rather than assumed features of every visit.

Confirm readiness before making promises

Leave a realistic window between actual guest departure and the next permitted arrival. Confirm the provider's availability and the time needed for the accepted scope, including any laundry dependencies. Ask JPN whether it can accommodate the requested turnover at your address, and send the lawful hosting arrangement, room list, access and timing. A cleaning booking does not approve a rental, guarantee a guest rating or establish that the property is ready until the agreed work has been reviewed.
